What does it mean that you’re a “one-stop-shop”?
We’re really four companies: a real estate brokerage, an interior design team, a pool & outdoor team, and a construction company. Most people come to us for one of them. When you want, they work together: the people who help you buy a home are down the hall from the ones who design and build it.
About our construction →Can you help me buy a house and renovate it?
Yes, it’s one of our favorite things. Our brokerage helps you find and buy the house; our construction and design teams handle the renovation, on the same plan, so nobody’s translating between an agent, a designer, and a builder who’ve never met. (Our agents don’t swing the hammers. Our construction company does.)
Buying & selling →Can I just buy or sell a home, without renovating anything?
Of course. Most people who work with our agents are simply buying or selling, no remodel attached. You get an agent who’s genuinely on your side for the whole move, from the first showing to the closing table. The design and construction teams are down the hall if you ever want them, but you’re never signing up for a renovation by hiring our brokerage. Plenty of people use us for the move and nothing else.

Two things. They’re full-time agents who actually answer the phone: one person on your side from start to finish, not a handoff to an assistant. And they’ve got an in-house design and construction team right behind them, so when you walk a house that needs work, you get real answers about what it would cost and take, on the spot, not a shrug. No other agent in Fort Worth can hand you that.
Meet the team →Do I need an architect, or can you draw the plans?
For most Fort Worth remodels, additions, and custom homes, you don’t need an architect. Our in-house drafting team draws permit-ready plans for a fraction of an architect’s fee. And because they work alongside the crew that builds them, the plans are grounded in what things actually cost. Architects earn their fee on complex projects; most homes don’t need one.
Floor plans & drafting →Do I have to use you for everything, or can I hire you for one part?
One part is completely fine. Plenty of people hire us only to sell their house, only for floor plans, only for a design consult, or only to build. Use the whole shop or one corner of it. There’s no bundle you’re forced into.

Design-build means the same company draws your house and builds it, on one budget. Hire them separately and you become the go-between: the designer specs it, the builder re-prices it, and the cost creeps while you referee. With us, the plan you fall in love with is the plan that gets built, because the people who drew it are the ones who build it.
How we build →How much does a remodel, addition, or custom home cost in Fort Worth?
There’s no flat rate. Scope is everything. What’s different is how we bill: cost-plus. You pay the real cost of materials and labor plus a transparent markup, so you see where every dollar goes (no padded line items, no mystery bid) and you get a real number before we start.
How we work →How long does a remodel, addition, or custom home take?
Every project is different, so we won’t pretend there’s a one-size number. What we will promise: because the crew that will build it sits in on the drawings, you get a real, honest schedule before we break ground, not a moving target you’re chasing between a designer and a builder who’ve never met. A refresh moves fast; whole-home remodels, additions, and custom homes take longer because they’re drawn, permitted, and built to last. We tell you the real timeline up front and keep you in the loop the whole way.
How we build →Do I need permits, and who pulls them?
Most real work in Fort Worth needs a permit: additions, structural changes, pools, electrical and plumbing. Cosmetic updates (paint, trim, flooring) usually don’t. Either way, we handle all of it. You won’t be filing paperwork or chasing inspectors, and we build the city’s review time into your schedule from day one so it’s never a surprise.
How we build →Is it cheaper to remodel or to buy something new?
Depends what you’re solving for. Moving costs 8–10% of your home’s value in transaction fees before you change a thing. And it takes you out of the neighborhood you chose. Remodeling keeps you put and builds equity in a home you already own, and in neighborhoods like Tanglewood or Ryan Place it often returns more than it costs. Buying wins when the floor plan is simply wrong for your life and no remodel fixes it. We’ll tell you which situation you’re actually in.
Buying & selling →What does a pool cost in Fort Worth, and how long does it take?
A mid-range gunite pool usually runs $70K–$120K before outdoor-living add-ons like decking, an outdoor kitchen, or a pergola. Fort Worth’s clay soil sometimes calls for engineered piers. We check that in your site visit. From design sign-off to water, plan on 3–5 months including permitting. We price the full scope before we break ground, so the add-ons don’t sneak up on the budget.
Pool & outdoor →What does remodeling in a historic district actually involve?
If your home is in the Fairmount/Southside historic district, any exterior change (windows, siding, porch work, even painting unpainted brick) needs a Certificate of Appropriateness from the city before work starts, reviewed monthly. Interior work generally doesn’t. The rules protect the character that makes these blocks worth living on, and they’re not hard to work within when your builder knows them cold. We’ve remodeled all over Fairmount and the historic neighborhoods around it.
Neighborhood renovations →Can I hire you just for the plans, even if I’m a builder or investor?
Yes. Our drafting is sold standalone: permit-ready floor plans, addition and ADU plans, custom-home plans, and 3D renderings. Take them to your own crew or build them yourself. We draw for homeowners, and for other builders and investors who want plans cheaper than an architect and grounded in real construction.

Yes, it’s the work we’re best known for in Fort Worth. We run a whole resource on it at dfwgarageapartments.com, including a cost calculator. Whether your lot allows one depends on zoning, setbacks, and lot coverage. We research that before you spend a dime on design.

We build across Fort Worth and the close-in towns: Tarrant County and east Parker County, roughly 25 minutes from downtown. Pool and outdoor living is Fort Worth. And because plans don’t need a drive time, our drafting and interior design reach anywhere in Texas. Two offices: Fort Worth and Mansfield.
