Buyer Needs Pre-Approval

The only thing I would need from you before we schedule the Meet Up, is to get you guys pre-approved for a mortgage. Pre-approval will help give us a clear idea of exactly what you can afford and what your budget is. I want to make sure you are set up for success with that process so we can get started as soon as you tell us to start looking. It also allows us to move quickly if we find a house you are interested in.

All that being said, would you mind if I connected you with our in house loan consultant Jerry Williams? He handles the lending process for most of our clients and we have a great working relationship.



NEXT STEPS - BUYING

A few next steps to get the ball rolling :

1) Paperwork - To get started we need to have you fill out some of our initial paperwork. I have CC'd Victoria Capps on this chain. Victoria is our transaction coordinator and is responsible for all of the behind the scenes work that goes into a transaction. She will get us started on knocking out all of the documents needed so that we can officially represent you in your house search. As I mentioned at The Meetup, the seller pays for our commission, so there are no out of pocket fees to you for our services.

If any of these documents are confusing, need explanation, or if you would like to see changes on them, please let me and Jimmy know. We would be glad to assist and can walk you through all of them.

2) MLS Search - I will get you set up on an auto MLS search later today, so you can begin to receive active homes for sale that fit some of the criteria you provided us in your initial email form. You will be able to make notes and “star” homes that catch your eye or ones you find intriguing. If you find one that catches your attention please notify us and we can work on scheduling a showing.

In an effort to clarify expectations, we typically need 24-48 hours notice to coordinate a showing and try to keep our showings limited to 2-3 homes at one time. Additionally, so that we can best accommodate your schedules and make sure to get you in quickly, we will often rotate in some of our other team members in to do the actual showings.

3) Pre-Approval - One of the next big steps is to get you guys pre-approved for a mortgage. Pre-approval will help give us a clear idea of exactly what you can afford and what your budget is. It also allows us to move quickly if we find a house you are interested in.

Under Contract

I just sent a separate email connecting you with the title company. They will be your point of contact for all things on the legal side of transaction. They will make sure the property has clear title and will coordinate with your lender on getting your mortgage set up.

A few next steps :

Critical Dates :

Victoria will send over a simple doc with our critical dates and will also send over calendar invitations for each of them. These are important because we want to make sure we are always aware of our timelines and ensure we are always acting within the dates specified on the contract.

Checks :

The next thing I need to do is connect with you on day to get 1) and earnest check for $amount made out to name of title company and 2) an option check for $amount made out to name of seller(s). I will coordinate dropping these off at the Title Company and the Sellers Agent office.

Lender :

If working with them already: Now that we have an executed contract, we need to make sure your lender has it and knows that we are in the process of moving forward on a property. I will send them the contract and be in contact with them throughout the process to keep the ball rolling and troubleshoot if any issues pop up.

If NOT working with them already Can you forward them the contract? Additionally, in order to keep an open line of communication it helps to connect us with your lender. This way we can make sure to keep the ball rolling and troubleshoot if any issues pop up.

Due Diligence:

We now have number of days in option to do our due diligence. If at any point during the next number of days in option, you want to walk away from the house, we can do that.

The first thing to do is to get an inspection on the house. That will cost you around $400-450. One of our favorite inspectors is Jim Kessler 817-319-8012. He does not work with us, but is one of our favorite 3rd party vendors and independent contractors.  He is very honest and knowledgeable of these old homes.

I will warn you, inspectors and inspections are not too favorable on older homes as their inspection is based on meeting 2018 code requirements. Because of that, there will be things that are not up to "modern code", but are grandfathered in and still totally fine and safe. I will help walk through the inspection report with you once we get it.

The inspection normally takes 2-3 hours. You do not have to be there for that, but sometimes it is nice to stop by towards the end of the inspection and get a chance to see the house again. Jim can also point out anything if he has some red flags he wants to show you.

I recommend scheduling him as soon as possible so we have time during the option period to bring in other contractors as needed to review any big red flags, and negotiate with the sellers.

Negotiations :

It is normal to have some issues with the house that come up during the option period due to the inspection. This period is also our chance to go back and re-negotiate the price or repairs if we feel like we need any. Once we get the inspection we can make that call as a team and come up with the best strategy on how to move forward.

I just finished going through your inspection and wanted to send over some initial thoughts.

I want to preface this by saying that these are just my personal thoughts and opinions based upon my personal experience with older houses and doing transactions like this. I am not a licensed contractor and each house is different. But my goal is to present you with information to the best of my ability, so that you guys can make a wise decision. As agents we are technically supposed to advise that you base your decisions off of the actual inspection report or a 3rd party contractor if needed.

Also I want to manage your expectations that a seller will often only take care of some things. It is rare for them for them to agree to remedy everything. That said, if we can get the bigger picture items taken care of plus a few small items, then it is definitely a win. Or if we can get a sales price reduction or credit to cover some of these items, that is also a win.

Listing Next Steps

Thanks again for meeting with us yesterday! It was great to connect and also see your house. You guys really did a great job with that. Your decor and style will definitely make our job of selling it much easier.

As I mentioned at our meeting a few next steps :

1) List Price - Lets nail down our official listing price. I know you were thinking $price, but wanted to just double check on that. We had also mentioned giving a little wiggle room on it for negotiations, so it might be worth doing $price or $price.

2) List Date -  Let me know when you would like to officially go live. This will mean its "game on" for showings and having people in your home. It also means we will likely need to do a few things to get it show ready (a few paint touch ups, etc). We will also need to give some margin to get photos and input all of our data on MLS. Let’s also plan on a Social Media go live date that is 1-2 weeks before our MLS go live date.
